The property is situated in a big well organized village at the very foot of the Pirin Mountain approximately 30 km far from the lovely spa resort of Sandanski. The village has already become attractive place for investment being close to spa resort and the Greek border. Not far from the settlement there is a river passing by where fishing is possible as well as water sports like rafting. The region benefits from the unspoiled nature and good opportunities for tourism, hunting, off road driving etc. Stunning mountain views, mild climate and good infrastructure are what make the area preferable for holidays and permanent living too.

The town of Sandanski (population 27 631) is located at an altitude of 224 m in the foothills of the Pirin Mountains, along Sandanska Bistritsa river. The resort climate is indeed unique. The mineral springs turn it into a resort of international significance. Throughout the year, local temperatures are higher then inland temperatures - the annual average being 14.7 °C. Winters are mild and short, autumns long and warm. The town of Sandanski is famous with the best natural public health for bronchial asthma in Europe and the multitude of mineral springs.

It is situated at the foot of the southwestern slopes of Rila mountain, on both banks of Blagoevgradska Bistritza river, within the river-basin of the big Bulgarian river Struma. It is located 101km. to the south of Sofia, at 53 km. to the northwest of Razlog, and at 65 km. to the north of Sandanski. The town is considered to be the main centre of Bulgarian Pirin Macedonia.
There are 30 mineral springs with temperature up to 55 C. This makes it a spa resort. It is a regional center as well.
Blagoevgrad is a major and important transport centre in this part of Bulgaria. It is the main stop on the international highway and railway line Sofia-Kulata-Athens. It maintains regular bus connection with the capital Sofia and many of the towns in Southwestern Bulgaria, as well as with the villages in the region.
