We are striving to select houses location in the close proximity to tourist destinations attractive in any season with good opportunities for skiing, SPA relaxation, hunting, fishing, eco-tourism, off-road driving, riding etc.

Most of houses already built by the team are situated in the South Rhodopi Mountain in the villages of Lesten and Kovachevitza. They are located 5 km from the Ognyanovski mineral springs; 15 km from the town of Gotze Delchev and 20 minutes drive from the world-wide famous Bansko ski resort. Our offer focuses on the conveniences of modern achievements, nearness of luxury and extravagant entertainments, warmness and coziness of domestic situation mixed with mountain tranquility and charm.

The houses presented in site gallery are totally orientated towards preservation of unique Bulgarian customs and culture, most characteristic of the Rhodope Mountains, famous for non-pareil beauty. Houses are made of ecological clean and qualitative materials mainly wood, stone and hammered ironwork laid by painstaking hands of old master-builder. Architectural disposition of houses to great extent is borrowed from time-honoured traditions, applicable for our four seasons and created to give coziness, safety, warmth in the winter, and freshness in the summer heat. All is made for the occupants. There presents unique atmosphere in conjunction with the contemporary needs and standards of 21 century.

All houses dispose of roomy tavern on the first storey, where is situated also kitchen and WC. Hand-made stone fireplace, stone floor, decorations made of wooden and iron are irreplaceable part of drawing-room. Ordinary bedrooms are located on the second storey and each of them has separate fireplace and toilet with the purpose of renting rooms. One of most attractive elements of this kind construction is the panoramic veranda called “chardak”, always facing south to catch last rays of sunset. Rhodope Mountains offer splendid views during any season so captivating chardak scenery is compulsory.

Other landmark that focuses attention is stone-roof looks like fish scales, peculiar to this kind construction.

Every house disposes of yard space with area from 200 to 500 sq m, used for lovely winter and summer garden with barbecue.

You could choose between four types of houses we offer and this is the first type.

The house is two storey with 60 sq m built up area and 150 sq m living area distributed between:

* One tavern
* Two bathrooms
* Three bedrooms
* One kitchen
* Guest room with fireplace by request.

The plot size varies from 200-500 sq m depending on the availability (included in the price). The building work starts as soon as the preliminary contract is signed and the term of construction is 5 months. Payment plan is flexible.

The price for building such type of house is 590 euro per sq m. However the price decreases to 490euro per sq m if you already have purchased a building plot.

About the City/Town/Village of Gotse Delchev

The town of Gotse Delchev is situated in the Gotse Delchev Hollow, at the southwest foot of the Middle Pirin Mountain (Blagoevgrad district), along both banks of the Nevrokopska (Gradska) River - a tributary to the Mesta River, which flows 3 km west of the town.
The Goce Delchev Hollow and the low-mountain hilly places were inhabited even as early as the prehistoric age because of their favourable climate. There are numerous remains of the material culture of the prehistoric man from the Stone and the Stone-Copper Age; of the Thracians - from the first millennium BC; of the period of the Roman rule and late antiquity; and of the Slavonic tribe Smolyani. The region was annexed to the Bulgarian kingdom in 837 AD. During the Ottoman rule, especially in c. 16 and 17, as a result of the assimilation policy of the conquerors, part of the local Christian population was forcibly converted to the Islam, but preserved its national consciousness and traditions.
Tours to the famous national and international tourist centre Bansko (32 km) can be undertaken from the town of Gotse Delchev. Picturesque mountain roads lead from the Popovi Livadi area to the interesting village of Pirin (44 km), the Pirin Chalet (61 km), the famous Rozhen Monastery (79 km) and the cultural and historical reserve Melnik (80 km).

About the Region of Blagoevgrad

Blagoevgrad is one of the largest towns in Southwestern Bulgaria. It is situated at the foot of the southwestern slopes of Rila mountain, on both banks of Blagoevgradska Bistritza river, within the river-basin of the big Bulgarian river Struma. It is located 101km. to the south of Sofia, at 53 km. to the northwest of Razlog, and at 65 km. to the north of Sandanski. The town is considered to be the main centre of Bulgarian Pirin Macedonia.

Blagoevgrad is a major and important transport centre in this part of Bulgaria. It is the main stop on the international highway and railway line Sofia-Kulata-Athens. It maintains regular bus connection with the capital Sofia and many of the towns in Southwestern Bulgaria, as well as with the villages in the region.
